Claybrook subdivision is a relatively new housing area (about 20 years old) of approximately 103 residential homes that sits on the border of the City of Kansas City and Gladstone, just a stone’s throw from Happy Rock Park. It is incorporated as a homeowners association as a way of maintaining the neighborhood. One block of the subdivision is actually in Gladstone, while the remainder is in Kansas City. Homeowners dues ($100 per year) are used as part of an area upkeep effort. Trees that line our streets are the result of association planting projects. The Association pays directly for a private service to plow snow during the winter. For any snow of 3+ inches, the plow provides fast clean up for our residents without waiting for the cities. Visitors have applauded our green appearance in the Summer, and clean usable streets after snows in the Winter. With two entries to the housing area, but no exits at the rear, only residents and their visitors typically use the streets. This makes for a quiet, kid friendly atmosphere in which to live. The City of Kansas City has a fire station approximately one mile away. In addition to weekly city trash and recycle pickup, the Association pays for a separate trash dumpster in the Spring, and a trash, and leaf and brush dumpsters in the Fall to help maintain our residential area and for convenience of family’s cleaning out the closets from time to time. The dumpsters are scheduled as close as possible to the Spring and Fall Yard Sale days each year.
Shopping and places to eat are located within a five minute drive. A movie theater is located a 30 second drive from the subdivision. Happy Rock Park provides a well manicured community park that provides a multitude of activities. There are baseball/softball leagues for all ages in the Summer, all age soccer in the Fall, football leagues, a well equipped playground for the smaller kids, and a paved, perimeter walking/jogging track that is well used. Tennis courts are available, and well lit for night use. The park is as user friendly as you will find. Dogs are welcome, on leash. The park, by Gladstone Ordinance, is a smoke free environment venue.
